WHAT SHOULD YOU DO WITH SALE'S PROCEEDS IN TODAY'S HOT REAL ESTATE MARKET?
September 6 | 12:30 pm - 1:30 pm | Multnomah Athletic Club

It's a great time to sell Investment Real Estate but the seller's biggest concern can be what to do with the sale's proceeds. Finding the right replacement property in today's market can be a "problem" but as they say in Jamaica; there are no problems, just situations".

Join us for CCIM's September program and learn what to do next time a seller asks why they should sell and what are they supposed to do with the tax liability of a sale. Learn what options are available to you and your investors outside of the "traditional" replacement property and 1031 Exchange. Our panel will directly address the question of what to do by providing great options.

There is a new and unique investment vehicle available today: wind and solar land leasing. More opportunities for land leasing are popping up as new wind and solar farms are under development to address the increasing demand for renewable energy. The benefits of wind and solar land leasing include long-term steady income for investors, reducing air pollution, and consolidating project land use. However, renewable energy leasing is not a get rich quick scheme- there is nothing here for a high risk/return investor. It’s like renting a home to a tenant who pays on time, leases for 30 years, and improves air quality simultaneously.

Charitable remainder trusts are powerful tools that allow you to reap financial benefits as well as give significant support to charities that are important to you. With a charitable remainder trust (CRT), you may eliminate capital gains tax on the sale of an asset funding the CRT, claim an income tax deduction, receive an income and make a gift to the charity or charities of your choice. CRTs are especially valuable for people with highly appreciated and low-income-producing assets.

Ensured Installment Sales™, or “Structured Sales” are simply traditional installment sales, but with a substitute “obligor” for the purchaser.
An Ensured Installment Sale™ (Structured Sale) is a new twist on the traditional installment sale that enables both the seller and buyer of appreciated assets to take advantage of tax, safety, and/or financial benefits that traditional sales methods don't offer. This method is becoming a sought after method for tax deferral when selling a business or real estate.

The Ensured Installment Sale™ transfers the buyer’s obligation to pay to a third party assignment company that purchases an annuity from a Fortune 100 U.S. insurance company. The seller is the sole beneficiary of the guaranteed annuity. The seller gets the peace of mind that payments will be made each and every time no matter what the buyer does and the term of payment can be structured to best meet the seller’s needs.
