As a national Developer and Design Build Contractor, Ryan Companies is in a relatively unique place when it comes to knowing what a given building type and size is going to cost. After all, we have actual, closed-project, audited data which shows exactly what every office building, industrial building, senior living center, and multi-family complex costs to complete. And for the longest time, the data was just that: archived files. Then in 2017, leadership determined to put all that data, from all those building, to use. They turned to The Ryan Companies Insights and Innovations Lab in Phoenix to put that data to work.

The result: Napkin Sketch. This in-house developed, proprietary tool is designed to sit between a rule of thumb estimate, and a$50,000+ site study to determine if a building will fit well on a given site or sites. Using a simple to navigate, Turbo-Tax- like interface, we enter some basic building parameters into the tool(building type, square footage, height, car parks, etc.). Once this first page is filled out, the next step takes us into Google Earth where we locate a site and put the building onto it. Once set, we can further refine and adjust the size, height, width, etc., until we have a rendered 3-D image of what the building would look like. If the site works, we move on to the Estimate Tab. If it does not, we can move the building to another site and test the fit there. Once satisfied with a location, we move to the Estimate Tab which draws upon our archived data, brought to current dollars quarterly to account for inflation, for similar buildings of similar size and configurations. And while on the Estimate Tab, we can bring onto the screen images of the completed buildings from which the estimate is drawn. And then finally, once satisfied with the configurations and costs, we have a simple Master Schedule tool which graphically depicts the schedule of events needed to permit, design, engineer, and construct the building.
So, in just a few minutes time, we can quickly decide if a given site is going to work, design a building, render it in 3-D, prepare an estimate and an initial schedule. And this is all done without ever having to get into a tour van and drive from site to site.
